These Terms and Conditions apply to persons booking direct with the owner.

They do NOT  apply to those people booking on-line through a booking agent such as airbnb. Booking Agents specify their own terms and conditions.

1. Making your booking

 All bookings depend on the property being available. You as the person in charge of the party (the party leader) must be at least 18 years old at the time of booking. All other members of the party must authorise you to make the booking on the basis of these conditions. By making the booking, you confirm that you are authorised to make the booking and that all other members of the party agree that the booking will be governed by these conditions. You are responsible for making all payments due to us. We regret that we are unable to accept bookings for hen or stag parties.

 As long as the property is available and we have received all the relevant payments, we will give you written confirmation within 48 hours of receiving a booking form. This confirmation will show your booking details and the amount you still owe for the booking. Your binding contract with us will begin when we issue the written confirmation. For bookings made within 14 days of the departure date, you will have a binding contract with us when we give verbal confirmation of your booking to you and you have made the appropriate payments to us.

 We will give you written confirmation either by email unless you indicate on your booking form that you would prefer to receive communications via the post. It is your responsibility to check your emails regularly and to let us know about any change to your email address.

 We, have the right to refuse any booking before we send you your written confirmation. If we do this, we will tell you in writing and promptly refund any money that you have paid to us. In this case, we will have no legal responsibility to you. As soon as you receive your confirmation, you must check the details carefully. If anything is not correct, you should tell us immediately.

 2. Payment

 When you book, you should pay the 20% deposit amount due by bank transfer or cheque. We only accept pounds sterling. We must then receive the rest of the money owed no less than 8 weeks before the start of your trip. However, if you book less than 8 weeks before the start of your trip, we must receive full payment of the total cost when you make the booking. For any bookings less than two weeks before your intended stay, you must pay for the booking in full by bank transfer or paypal, at the time of booking.

 If you do not pay any payment due in relation to your booking by the appropriate date we, are entitled to assume that you want to cancel your booking. In this case, we will be entitled to keep all deposits paid or due at that date.

 3. Pricing

 We keep our prices under constant review and the prices may be increased or reduced at any time. Please contact us for up to date prices for future available dates. We will confirm the price of your booking when you make it and this will not be increased before your stay, if we decide to change our prices for that time period.

All prices quoted or otherwise given to you include all charges and utilities. There are no extra charges for heating, lighting, towels, cleaning etc. All prices are for the property and are not on a per person basis.

 4. Website details

 We aim to make sure that the information about the property is presented accurately on our website. There may be small differences between the actual property and its description. This is usually because we are always aiming to improve services and facilities. Occasionally, problems mean that some facilities or services are not available or may be restricted. If this happens, we will tell you as soon as reasonably practical after we become aware of the situation. Please note that Wi-Fi provision is subject to availability and network conditions. We cannot accept responsibility for any changes or closures to local services or attractions mentioned in the brochure or on our website. We make reasonable efforts to make sure that information we give you about the property and its facilities, as well as advertised travel and other services, is accurate and complete on the date given. We cannot accept responsibility for any inaccurate, incomplete or misleading information about any property or its facilities and services, unless this was caused by our negligence.

 5. If you change or cancel your booking

 (a) Changes    

If you want to change the dates of your confirmed booking, we will do our best to make the changes. We cannot guarantee that we will be able to meet your request as this will be subject to availability. If you wish to change your booking, please, phone or email as soon as possible with your revised requirements.

 (b) Full cancellations

If you have to, or want to, cancel your booking, you must phone us or email us as soon as possible. The day we receive your notice by phone to cancel is the date on which we will cancel your booking.

You will have to pay a cancellation charge based on the number of days before the arrival date at the property that we receive notice, as shown in the following table.

This means that if you have paid the balance of your total booking cost and then have to, or want to, cancel, you may receive a refund of part of the cost. However, if you have not paid your total booking cost by the time of your cancellation, you may have to make a further payment to cover the cancellation charge.

(c) Cutting short your stay

You are not eligible for any refund if you choose to cut short your stay/ leave before the end of your booking.

 (d) Members not travelling

If a person or persons in your party do not travel but the booking still goes ahead with reduced numbers, this will not affect the total cost of your booking.

We do not expect to have to make any changes to your booking. However, sometimes problems happen and bookings have to be changed or cancelled. We have the right to do this. If we do, will contact you (by phone if reasonably possible in the case of a significant change or cancellation – we will let you know about minor changes by post or email) as soon as is reasonably practical. We will explain what has happened and let you know about the cancellation or change.

 6. Events beyond our control

 Unless we say otherwise in these booking conditions, unfortunately we will not be legally responsible for any compensation if we are prevented from carrying out our responsibilities under this contract as a result of events beyond our control. This means an event we could not, even with all due care, expect or avoid, including but not limited to:

 ● strike

● lock-out or labour dispute

● natural disaster

● acts of terrorism, war, riot or civil commotion

● malicious damage

● keeping to any law or governmental order, rule, regulation or direction

● accident

● fire, flood, snow or storm

7. Our legal responsibility to you

 We will display our gas safety certificates for every appliance in the property and ensure that any necessary work identified by gas engineers is carried out. We will ensure furniture meet fire safety standards and ensure electrical equipment provided is safe.

 We will fit the property with carbon monoxide monitors and smoke alarms, which we will test monthly.

 We can not be held responsible for noise or disturbance which comes from beyond the boundaries of the property or which is beyond our control. We can not be responsible for a shortage of water due to drought or any other reason outside of our control. We can not be responsible for the failure of public services or utilities. If the accommodation becomes inaccessible due to bad weather we will take reasonable steps to inform you and to offer an alternative date of travel. However, we are not entitled to provide you with a refund and normal cancellation charges would apply if you chose not to rearrange the booking.

 8. Insurance

 We consider it is essential that you have enough travel insurance for your trip. For UK property bookings, we recommend that you take out enough travel insurance to cover you for your total stay.

 9. Disabilities and medical problems

 If you or any member of your party has any medical problem or disability that may affect your booking, please tell us before you confirm your booking and give us full details in writing as early as possible before you travel. If we reasonably feel unable to properly meet that person’s particular needs, we can refuse or cancel the reservation.

 10. The property

 No smoking is allowed in the property.  Linen and towels are provided at no extra cost. For stays of more than one week, a weekly change of bedding and towels can be provided.

 You can arrive at the property at any time after 3pm (unless we tell you otherwise, for example on your confirmation or in the key collection details we send you) on the start date of your rental period. You must leave by 10am on the last day.

 You and all members of your party agree to keep the property clean and tidy, to leave the property in a similar condition as you found it when you arrived, and to behave in a way at all times while at the property which does not break any law. You and all members of your party also agree not to use the property for any illegal or commercial purpose, including subletting it or otherwise allowing anyone to stay in it who we have not previously accepted on behalf of the owner. You are responsible to us for the actual costs of any breakage or damage in or to the property - along with any extra costs that may result - which are caused by you or any members of your party. We can ask for an extra payment from you to cover any related costs.

 We can refuse to allow you into the property or ask you to leave if; (i) we reasonably believe you or any member of your party (or any other person you have invited to the property) are behaving illegally or antisocially; or (ii) if we reasonably believe that any damage is likely to be caused, has been caused or is being caused by the behaviour of you or any members of your party or any person you have invited to the property. We will treat these circumstances as a cancellation by you.

 You also must not allow more than 8 people to stay overnight in the property. You must not hold events (such as parties, celebrations or meetings) at the property without the advance consent of us. If you do any of these things, we can refuse to hand over the property to you, or can repossess it. If we do this, we will treat this as you cancelling the booking. In these situations you will not receive a refund of any money you have paid for your booking. And we will not be legally responsible to you as a result of this situation. (This will include, for example, any costs or expenses you have to pay due to not being able to stay in the property, such as the cost of finding other accommodation.) We are not under any obligation to find any alternative accommodation for you.

 You must allow us or our representatives (including workmen) access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in time. In these situations, the owner can enter the property at any time without giving you notice).

 Pets are allowed in the property. If you take a pet with you, it is not allowed upstairs or on beds or furniture. You must provide your own bedding and towels as well as feeding utensils for your pet. You must not leave any pets unattended in the property, including in any garden area. Whilst the property is professionally cleaned between bookings, if you or any member of the party has a pet allergy, please be aware that previous guests occupying the property may have had pets. 

 11. Special requests

 If you have any special requests, you must let us know when you make a booking and confirm them in writing. Although we will try to accommodate your requirements, we cannot guarantee that any request will be met. Confirmation that we have carried out any special requests, will be detailed on your booking confirmation.

 12. Complaints

 If you want to complain, it is essential that you contact us immediately so that it can be sorted out as quickly as possible. It is extremely difficult to sort out difficulties properly unless we are told promptly. If you discuss the problem with us during your stay at the property, it can usually be sorted out straightaway. In particular, complaints which would only be temporary (for example, complaints on how the property has been prepared or the heating not working) cannot possibly be investigated unless registered during your stay.  13. Passports, visas and health requirements

 Unfortunately, we cannot accept any legal responsibility if you or any members of your party are refused entry onto any transport or into the country due to the failure on the part of the person concerned to carry or supply correct documents. In this case, we will class this as a full cancellation by you.

 14. Governing law

 Any dispute, claim or other matter which may arise in relation to your booking will be governed by English law and you must agree that any dispute will be dealt with by the courts of England and Wales.

 15. Communicating with you

 To process your booking we will need to collect and process personal information. We do not share your personal information with any other party and we will hold this for no longer than is necessary. We will securely delete your personal information after 12 months but we will hold email addresses in order to issue special offers. If you no longer wish to receive those, emails please let us know.

 The prices and booking conditions displayed on our website supersede all those previously published. Prices and booking conditions may be updated, changed or varied subsequently. Please see our website for the latest details.
